The Community.  Riverlake is an upscale community located in the Greenhaven/Pocket area of Sacramento. It is generally bound on the North by Rush River Drive, on the East by Greenhaven Drive, on the South by the Sacramento River and on the West by Bridgeview Drive and Oak Bay Circle. Riverlake was conceived and commenced development in 1987 through the vision and efforts of the Parker Development Company. Currently, it consists of 11 villages comprising approximately 1,010 home lots (including 150 lake front lots), 4 apartment complexes comprising 770 units, a small specialty shopping center, a Montessori school and a 32 acre man made lake. The total residential and commercial lots/deemed lots are 1,176. There are approximately 28 vacant, single family, custom lots. Approximately 75% of the lots are gated with private streets. A new development of 139 homes is currently under construction and is planned for annexation into Riverlake, bringing the total number of lots/deemed lots to 1,315.

 

The Association.  Association common area includes several acres of landscaped common areas, including 7 small marinas, private streets and an association office building. There are two governing boards: The Riverlake Community Association Board and the Riverlake Lake Association Board. In addition, there is an Architectural Control Committee, a Personnel Committee and a Finance Committee. Additional support to the Boards is provided by an ad hoc Landscape Committee. The staff consists of a General Manager, an Administrative Coordinator, Administrative Assistant, and a Maintenance Technician. The Association contracts for landscape maintenance, accounting services, grounds patrol and street maintenance services.

Financial. The combined annual budget for both combined associations is approximately $1,600,000 including capital replacement expenses. The most recent budget may be viewed in the Legal Documents section of this web site.
